Some great insight in here for occupiers / investors / developers in the UK office space. A lot of work is needed to produce the office spaces required to meet ESG standards and the high expectations of tenants; in a tough business environment too. Fascinating to see how a drastically different lending market is impacting companies in the commercial real estate industry right now. Business plans are being exposed. First, the firms that haven’t diversified business lines are struggling with the material decrease in commission based revenue. Other fee-based consulting services are paying dividends as they decrease the bleeding felt from the brokerage side of the house. Second, the firms that heavily rely on leverage are facing tough decisions. This will result in more job cuts, selling off business units, and even consolidations in effort to restructure debt. There are many more issues at hand besides these two, but I would venture to guess the above will cause interesting movements within the industry. Thankful that Savills North America has the right leadership in place, which has allowed us to divert big issues like this and continue to invest in our platform.
